The earliest participation endpoint controls
An FHSA cannot remain open indefinitely. The maximum participation period ends on December 31 of the earliest applicable year: the fifteenth anniversary year of opening your first FHSA, the year you turn 71, or the year after your first qualifying withdrawal. The first account matters even when you later open or move money to another FHSA.
Opening a first FHSA in 2026 with no qualifying withdrawal and no earlier age-71 endpoint gives December 31, 2041. A first qualifying withdrawal in 2026 can instead bring closure forward to December 31, 2027. This calendar compares the dates but does not arrange a withdrawal or transfer.
Acquisition has two separate date boundaries
For a qualifying withdrawal, the home must not have been acquired more than 30 days before the withdrawal. You must also have a written agreement to buy or build a qualifying home with acquisition or construction completion before October 1 of the following year. A September 30 date fits that second boundary; October 1 does not.
With an October 7, 2026 withdrawal, September 7, 2026 is the earliest supported acquisition date under the 30-day condition and September 30, 2027 is the latest ordinary acquisition date. Enter an earlier or later acquisition and the date gate fails. Passing this comparison is not a complete qualifying-withdrawal decision.
Dates cannot establish all qualifying conditions
Check your first-time home buyer status, Canadian residency, written agreement and intention to occupy the home as a principal residence within one year. The calculator does not infer any of these from birth year or acquisition date. The date you enter must actually be the first qualifying withdrawal, not a taxable withdrawal or an account transfer.
Keep the RC725 withdrawal request and supporting records with your financial institution. If acquisition or construction timing changes, review CRA’s current instructions rather than assuming the original calendar still establishes eligibility. The table provides a timeline for a confirmed ordinary situation, not a waiver of the other conditions.
Closing the account is a separate administrative task
Before the maximum participation period ends, review the supported tax-deferred transfer or withdrawal route and close every FHSA. The calendar does not calculate RRSP room, excess FHSA tax or transfer eligibility. A qualifying withdrawal does not by itself eliminate an excess amount already in an FHSA.
If an excess amount, death, relationship breakdown or an invalid withdrawal is involved, use the applicable CRA procedure and institution records. Leaving a balance past the endpoint can have tax consequences not computed here. No closing transaction is submitted by this tool.
